It is that time of the year when people are anxious about the spring real estate market and if you have been following it like we have, you know how strong it is.
We are frequently asked what the most important things a seller can do to their home before getting it ready for market. The answers are quite simple and very effective.
Declutter – A cluttered home on the market will make buyers wonder if the home was cared for and will typically drive them away. Find ways to box your belongings that aren’t in use and wont be in use given the selling season. Take your winter clothes, etc. and box them up for the garage or a storage facility.
Depersonalize – Buyers want to walk in and envision their belongings and family photos around the home, not yours. You might really love that hot pink bathroom and shag rug you had in college, but buyers really wont.
Paint – That pink bathroom needs a few fresh coats of paint and rooms that look tired or worn will enjoy a fresh coat.
Clean – Scrub your stove and bathrooms, clean the grout, and around those toilets. Curtains that aren’t dated and just dingy could use a washing. Get your rake and clean out the flower beds and walk up to the home.
Fix any known problems – If you know of a leak in the pipes or roof, get it fixed. Gutters or downspouts that aren’t where they should be need to be reattached. If the toilet always runs, get that plumber in there to fix it. Do you know of an outlet in your home that doesn’t work or crackles when you plug something in? Have it repaired.
